Situation

NAI Robert Lynn was engaged to assist Synergy Fabrication with their rapid and exponential growth.  Their real estate requirement was challenging due to the lack of supply that met the need.  They needed a +/- 50,000 square foot manufacturing facility with heavy power in excess of 2,000 amps (480 Volt), existing overhead bridge cranes with a minimum tonnage of 10 tons, and a small amount of outside storage.  They had been awarded a contract by one of their largest customers, and needed the new facility immediately.

With the lack of existing inventory matching Synergy’s requirement, NAI Robert Lynn had to get creative.  NAI knew of a much larger 485,000 square foot facility that had an area within it that checked all the boxes for the search criteria.  After discussing the viability of splitting the space with the landlord, NAI was able to then negotiate a deal on a space that would not have been found with a standard search.  Synergy was able to move in on their timelines and have the facility that met their needs.
